EIFS and Synthetic Stucco Maintenance: Protecting a High-Risk Cladding

EIFS systems are prone to moisture problems when improperly maintained. Here's how to protect your investment.

EIFS (Exterior Insulation and Finish Systems) β€” commonly called synthetic stucco β€” is a popular cladding that provides both insulation and finish in one system. When properly maintained, it performs well; when neglected, moisture infiltration causes serious damage.

Annual inspection of caulking at all EIFS terminations β€” window perimeters, door frames, penetrations, and transitions to other cladding materials β€” is the highest-priority maintenance activity. Failed caulk is the primary water entry point.

Planning Your Project

Inspect for cracking in the EIFS coating. Hairline cracks in the finish coat are normal; cracks in the base coat that penetrate to the insulation layer must be repaired promptly to prevent water entry.

Probe any areas showing discoloration, staining, or soft texture. Softness beneath the surface indicates moisture has penetrated and insulation may be saturated. This requires professional remediation.

Working With D&D Exterior Finishing

Maintain clearance from horizontal surfaces and grade. EIFS requires minimum clearances from flashing, grade, and horizontal features like decks. Vegetation or debris collecting against EIFS traps moisture and accelerates deterioration.

Clean EIFS surfaces gently with low-pressure water and approved cleaning products. High-pressure washing can breach the finish coat. Algae and mold growth on EIFS is common and should be treated before it retains moisture against the surface.

Post-storm inspection after significant wind events is important. Impact damage to EIFS β€” even small holes or cracks β€” creates water entry points that can cause extensive hidden damage if not addressed promptly.
