Window Condensation: Diagnosing Interior, Exterior, and Between-Pane Causes

Not all window condensation indicates a problem β€” but understanding which type you have is essential to responding correctly.

Window and Door Replacement

Not all window condensation indicates a problem β€” but understanding which type you have is essential to responding correctly.

Interior surface condensation (on the room-side glass face) is a humidity control problem, not a window problem. When warm, moist indoor air contacts a cold glass surface, condensation forms just as it does on a cold glass of water in summer. This occurs when indoor relative humidity exceeds the dew point at the glass surface temperature.

Energy Efficiency and Style

Managing interior condensation: reduce indoor relative humidity using a heat recovery ventilator (HRV), bathroom and kitchen exhaust fans, or dehumidification. Opening window coverings during the day to allow heat to reach the glass surface keeps the glass warmer, reducing condensation. Thermal curtains and blinds that create an insulating dead air space against the window actually worsen condensation by keeping the glass cold.

Exterior condensation on the outside glass surface is a sign of high-performance windows, not a defect. When the outer glass pane is colder than the dew point of outdoor air on warm, humid nights, condensation forms on the outside. This happens because the window is insulating so effectively that the outer pane remains cold even as outdoor temperatures warm. It's normal and clears as the day warms.

Between-pane condensation (foggy glass between the panes) is the one type that indicates a genuine window problem: seal failure. This requires glass unit replacement. No amount of humidity control or ventilation fixes a failed sealed unit β€” the compromised unit must be replaced.

Identifying which type you have: Interior condensation forms on the flat inner glass face, clears as room humidity drops, and is consistent across multiple windows. Exterior condensation forms on the outer face, clears as outdoor temperature rises. Between-pane condensation is permanent, visible from inside regardless of conditions, and doesn't clear.
