Start with the condition of the existing assembly
Note damaged weatherstripping, difficult operation, fog inside sealed glass and water around the frame. A repair may resolve one problem while leaving another unchanged. Ask the assessor to identify the component responsible before recommending full replacement.
Compare whole-window performance
Request U-factor, ER and SHGC for the quoted model and glazing. Lower U-factor means less heat transfer; solar-gain choices depend on orientation, shading and glass area. Use the same units across bids and do not substitute a centre-of-glass value for a whole-window result.
Check certification and the project requirements
Verify the exact unit in the current ENERGY STAR Canada framework. Older Ontario “Zone 2” references are not a current eligibility test. Certification and building-code compliance are separate questions; a generic U-factor quoted online does not establish every replacement project’s legal requirement.
If the work changes openings or affects a heritage property, ask the municipality what approvals and product details are required before ordering. A private installer-certification label should not be presented as a universal heritage-permit requirement.
Specify the connection to the wall
Identify insert or full-frame installation per opening. An insert retains an existing frame; full-frame work exposes more of the opening and may permit repairs and new flashing connections. Document insulation, the continuous air seal and the water-management detail. Plan related siding or trim work so these connections can be completed properly.
Check current incentives before work begins
As checked on September 8, 2026, the Canada Greener Homes Grant is closed and the Canada Greener Homes Loan is closed to new applications. Do not budget a new project on those older offers.
Ontario’s Home Renovation Savings assessment stream includes windows and doors subject to program conditions. Its current guidance requires an assessment before work and at least two qualified upgrades; individual windows are not automatically separate upgrade categories. Check the operator’s current eligibility rules and approved sequence before signing or starting.
Keep an evidence-based quote and handover
Request the product schedule, installation scope, treatment of hidden damage and separate manufacturer and installer warranty terms. Verify any claimed certification directly with its issuer. Ask for documentation of the work performed at your own openings rather than accepting unsupported local-project or competitor comparisons.
Energy modelling can help compare options, but no fixed bill saving follows from the pane count alone. Retain product labels and invoices, and check that each installed window operates and locks as agreed.
