Siding Installation and Repair
Installing new siding over existing material is a common approach that saves time and cost — but it's not always the right choice, and there are conditions that make removal the better option.
Over-cladding — installing new siding directly over existing material — is permitted by Ontario Building Code in many situations and eliminates the cost and mess of removal and disposal. It also adds a layer of insulation if rigid foam is installed between the layers, improving thermal performance.
Material Selection Guide
The primary concern with over-cladding is moisture trapping. If the existing siding has areas of moisture damage, mould, or rot that aren't visible from the surface, burying those problems under new material allows them to continue deteriorating, eventually compromising both layers. A thorough inspection before the decision to over-clad is non-negotiable.
Structural capacity must be assessed. Adding a layer of siding — particularly heavier fibre cement over existing vinyl — increases the load on the wall assembly and fastening points. A structural assessment may be required for older homes with degraded sheathing.
What the Installation Process Looks Like
Window and door reveals are the most visible consequence of over-cladding. Adding new siding increases the wall thickness at window and door openings. If existing trim and casings aren't extended to accommodate this, the finished result looks incomplete or sloppy. Factor extension jambs and extended trim into the project cost.
Building permit requirements vary by municipality and by the scope of the project. In Kitchener-Waterloo, siding replacement is generally exempt from permit requirements unless structural work is involved. However, adding insulation between layers may trigger an energy code review. D&D Exterior Finishing navigates permit requirements as part of every project scope.
