James Hardie Fibre Cement Siding: Maintenance Requirements and Expectations

James Hardie fibre cement siding is marketed as low-maintenance — but understanding what that means in practice prevents premature failure and preserves your warranty.

James Hardie products are warranted for 30 years against manufacturing defects, but the warranty requires specific maintenance actions to remain valid. The most important: inspecting and re-caulking all penetrations, joints, and trim interfaces every 1 to 2 years, and repainting on the recommended interval (typically 10 to 15 years for Hardie's factory ColorPlus finish).

Painting intervals matter. James Hardie recommends repainting within 15 years of original application for field-applied paint, and within the ColorPlus warranty period for factory-applied finish. Allowing paint to fail completely before repainting exposes the cement substrate to moisture, which accelerates deterioration.

Caulking management is the most maintenance-intensive aspect of fibre cement siding. Every joint where boards meet trim, every window and door perimeter, and every penetration (pipe, vent, electrical) must be caulked with a paintable, flexible caulk. These joints are the most common water entry points and must be inspected and refreshed regularly.

Clearance from grade is a specific Hardie installation requirement that affects long-term performance. Fibre cement boards must maintain a minimum 50 mm clearance from grade, deck surfaces, and horizontal surfaces where water can pond. Boards installed too close to grade absorb moisture from the soil and can deteriorate prematurely.

Pressure washing fibre cement siding is safe at appropriate pressures (below 1,500 PSI) with a wide-angle nozzle. Direct high-pressure water into cut ends or behind board laps must be avoided. Annual washing removes dirt, mould, and atmospheric soiling that dulls the appearance and, if left, contributes to algae growth.
