Under Ontario's Building Code Act, a building permit is required for any construction, renovation, addition, demolition, or change of use that involves structural, fire safety, or plumbing systems. The threshold for what triggers permit requirement is lower than most homeowners assume.

Planning Your Project

Siding replacement is generally not permit-required when it's a like-for-like replacement of the existing cladding. However, adding exterior rigid foam insulation under new siding may trigger an energy code review, and changes to wall assembly that affect structural capacity require a permit.

Window and door replacement typically requires a permit if the opening is being enlarged or altered. Replacing an existing window with a same-size unit in the same location — known as a 'rough opening replacement' — is generally exempt from permit in most Ontario municipalities. Confirm with your local building department, as municipal policies vary.
