Exterior paint durability is affected by sun exposure, surface prep, paint quality, and application conditions — understanding these variables helps you evaluate quotes and plan maintenance.

A quality exterior paint job on properly prepared surfaces in Ontario should last 7 to 12 years before significant fading or peeling begins. The range is wide because of the variables: south-facing walls in full sun degrade faster than sheltered north walls; wood siding is more demanding than fibre cement or vinyl substrates.

Preparation Is Everything

Sun exposure is the most significant durability factor. UV radiation degrades both the pigment (causing fading) and the binder (causing chalking and adhesion loss). South-facing walls in open, sunny exposures may show significant fade in 5 to 7 years while the north face of the same house looks fresh at 12 years. Plan for a partial repaint of the most-exposed elevations midway through the paint cycle.

Surface preparation quality is the strongest predictor of paint longevity. A properly prepared surface — clean, dry, scraped, primed — achieves the full potential of the paint system. The same paint on a poorly prepared surface may fail in 3 to 4 years regardless of its rated durability. Never accept a quote that skips surface preparation.

Long-Lasting Results

Paint quality has a real impact. 100% acrylic latex exterior paint from a quality manufacturer (Benjamin Moore, Sherwin-Williams, PPG) performs measurably better than economy products. The price premium for premium paint is typically $15 to $30 per gallon — a modest cost relative to the labour that dominates any painting project.

Film thickness and application coverage matter as much as product quality. Paint applied too thin — spread too far from the can to minimize material cost — doesn't develop its full protective film thickness. Follow manufacturer coverage specifications (typically 350 to 450 sq ft per gallon) rather than stretching each gallon to cut material cost.
