Survey the surfaces and define the project
List the cladding and finishes by elevation: painted metal, wood trim, masonry, stucco and EIFS may need different preparation and coatings. Record existing leaks, loose material and previous repairs. Do not treat every textured wall as the same substrate.
Agree the intended result—maintenance, a branding change, localized repair or a full repaint—and resolve owner or applicable heritage approvals before ordering colours. A small rental property is not necessarily a larger or more complex painting job than every house; the actual surface condition and access determine the scope.
Coordinate work around occupants and access
Plan work zones, pedestrian routes, entry doors, deliveries, parking and protection of neighbouring property. Schedule preparation, drying and coating by elevation where appropriate. Identify the person responsible for advising occupants of changing access or weather delays; comply with the notice requirements applicable to the property and work.
Have the contractor specify the access equipment and applicable fall-protection arrangements. Ontario’s construction-sector working-at-heights training rules apply to workers using specified fall-protection methods and are additional to equipment-specific training. Do not treat a generic training card as a complete access or site-safety plan.
Inspect phases and retain a usable record
Agree when preparation and repairs will be reviewed before coating, and what evidence will document hidden damage or a change in scope. Product substitutions should be approved with their compatibility and performance requirements identified.
At handover, keep a surface and colour schedule, product data, invoices, repair photographs, care instructions and the actual coverage terms. List incomplete items by elevation and responsibility. These records support future maintenance without promising that a repaint will necessarily reduce vacancy, improve tenant retention or deliver a fixed financial return.
