Map what you can see from the ground
Walk each elevation and photograph peeling fascia, open corners, displaced soffit panels and gutters separating from the house. Note whether damage sits below a roof valley, beside a gutter joint or near an opening. This location record makes a contractor’s inspection more useful.
Compare the affected area with an undamaged stretch. An isolated dent, cosmetic coating wear and a sagging roof edge are different scopes. Keep people away from hanging panels or other loose overhead material.
Check the backing and the reason it became wet
Persistently bubbling or peeling paint can indicate moisture, but it does not identify the entry point. A close inspection may need to examine overflow, gutter leakage, flashing and the supporting wood. Soft or crumbling backing cannot be made sound by repainting or covering it.
Ask for photographs of concealed damage before it is closed up. A good repair record identifies which boards or supports were replaced and what changed to stop repeated wetting.
Treat gaps and attic symptoms as separate diagnostic clues
Missing soffit can provide an entry route for animals. Arrange appropriate assessment of active nesting before closing the opening. Check that the replacement panel and channel can be secured to suitable backing.
Interior ceiling stains near an exterior wall do not establish where the moisture originated. Roof leaks, indoor air leakage and condensation need to be distinguished. In a vented attic, clear soffit intake can be part of the solution, alongside air sealing and insulation; new panels alone do not establish that the moisture problem is solved.
