1. The door no longer closes or locks normally
If the latch misses its strike, the deadbolt binds or the door must be lifted to close, check the hinges, alignment and frame condition. Loss of secure locking or usable access deserves prompt attention. Avoid forcing the hardware or adding a lock to conceal a fit problem.
2. A persistent draft follows the door edge
Look for torn or flattened weatherstripping, daylight at corners and poor sweep contact. A matching replacement seal or adjustment may be sufficient when the assembly is sound. A draft behind the trim can instead come from the fixed frame-to-wall joint.
3. Water reaches the sill or interior floor
Record when and where it appears. Water can enter through a failed corner or threshold detail, but it can also travel from a jamb, head or adjacent wall. Have the drainage and flashing assessed rather than sealing every visible opening. Keep intentional drainage outlets clear.
4. The frame, sill or slab is deteriorating
Cracking, soft wood, corrosion damage or a loose threshold needs assessment of both the material and its support. Surface refinishing may suit limited finish damage; a damaged frame can require a larger repair or pre-hung replacement. Address recurring wetting before covering it with trim or capping.
5. Glass or operating hardware has failed
Fog within sealed door glass, damaged glazing, a failed closer or unreliable patio-door rollers may involve replaceable components. Check the product identification and part availability. Do not assume the entire door system must be replaced because one part is worn.
Turn the symptoms into a clear repair scope
Provide photographs of the whole entry and the problem area, and describe how operation or leakage changes with weather. Ask the contractor to separate adjustment, component replacement, frame repair and full replacement in the proposal.
Keep the specified parts, finishing details and coverage in writing. At completion, test normal closing and locking and obtain care instructions for the system. Routine checks of finish, seals and the threshold are useful; no universal annual service package or fixed replacement age is required to describe the work.
