Metal roof cost in Ontario depends on the panel type, the size and shape of your roof and the work under the panels: tear-off, deck repairs, flashing and ventilation. Metal roof cost in Ontario: how roofers price the job
Roofers price the actual roof surface, not the floor area of the house. Roofing is often sold by the square, and one square covers 100 square feet (about 9.3 square metres). Some quotes give a rate per square foot or per square. Others give one lump sum for the whole job.
That is why a price per square foot you find online tells you little. One figure may cover panels only. Another may include tear-off, underlayment, trim, flashing and cleanup. A low rate on a short scope can cost more once the extras are added, and a high rate on a full scope can be fair.
This page publishes no dollar figures for that reason. Treat any number as meaningless until you know exactly what it includes, then compare written quotes built on the same scope.
Work out your roof area: a simple metal roof cost calculator
A calculator or estimator can give you an area, but it cannot give you a price, because price depends on everything else on this page. You can still work out the area yourself and use it to check quotes.
- Measure the length and width of the house footprint in metres, including any attached garage or porch under the same roof.
- Multiply the two to get the footprint area.
- Multiply by the pitch factor in the table below. Pitch is the rise of the roof for every 12 units of run.
- Add the overhang on each side and some allowance for cutting waste.

A house with a 120 square metre footprint and a 6/12 pitch has about 134 square metres of roof before overhangs and waste. Divide each quote's total by the same area and the differences in scope show up quickly. Valleys, hips and dormers add cutting and waste, so a complex roof costs more per square metre than a plain gable.
Why metal roofs cost more than shingles
- Metal and thickness. Steel and aluminum are priced differently, and a thicker panel costs more.
- Coating and colour. The paint finish on the panel affects both the price and the warranty. Premium finishes and colours usually cost more.
- Profile. Standing seam panels have raised seams and hidden fasteners, so they use more material and more labour. Exposed-fastener corrugated or ribbed steel is screwed through the face of the panel and generally costs less to install, but the screws and washers need checking over the years.
- Trim. Metal needs formed pieces at the eaves, rakes, ridge, hips and valleys, and each one is cut and fitted.
- Skill. Seams, trim and flashing details decide whether the roof stays watertight, so careful installation takes time.
Shingles cost less on day one, but they are replaced sooner. A fair comparison looks at the years you will keep the house.
Tear-off, deck repairs and underlayment
The work under the panels is where quotes differ most. A full tear-off adds labour and disposal, but it lets the crew inspect the deck. Soft or rotted sheathing is replaced before new roofing goes on. Nobody can see how much is damaged until the old roof is off, so a good quote states how hidden deck repairs are priced and says the crew will get your approval first.
Underlayment is the next line. Ask which product is used and whether it is rated for use under metal. A self-adhering ice and water membrane along the eaves and in the valleys protects against ice damming, and Natural Resources Canada recommends an ice-shield membrane when re-roofing. Some owners ask whether skipping the tear-off saves money. It saves labour and disposal, but it hides the deck and adds strapping or underlayment work, so the saving is smaller than people expect. Ask each roofer to price it both ways in writing.
Flashing, ventilation and snow guards
Flashing is the metal or membrane that seals every place the roof meets something else: walls, chimneys, skylights, vent pipes and valleys. - Site access. Trees, tight lots and no room for a bin or a material delivery add handling time.
- Roof features. Chimneys, skylights, dormers and vents all add details.

Put the quotes side by side and check that each one names:
- The metal, the thickness, the profile, the coating and the colour.
- The underlayment, and the ice and water membrane coverage.
- Tear-off, disposal and cleanup.
- How hidden deck repairs are priced and approved.
- All flashing, trim, ventilation and snow guards.
- Any eavestrough, fascia or soffit work.
- Permits, the schedule and the payment terms.
- The panel finish warranty and the installer's workmanship warranty, written separately.
Ontario's guide for home renovation and roofing businesses says contracts generally must describe the work, list the materials and products, set out warranties on goods and labour, give the total cost with taxes and payment terms, and include a schedule and the sub-trades. If an estimate is part of the contract, the contractor cannot charge more than 10 percent above it unless you sign a change to the contract. Is a metal roof worth the extra cost?
