Rot is the most common cause of exterior trim failure — understanding how it starts and how to prevent it saves thousands in premature replacement costs.
Wood rot is caused by fungal organisms that digest the cellulose in wood fibres. For rot to develop, four conditions must exist simultaneously: wood, oxygen, temperatures between 4°C and 38°C, and moisture content above 20%. Remove any one of these — particularly the moisture — and rot cannot proceed.
Planning Your Project
The most effective rot prevention is keeping wood dry. This means tight paint films with no cracking or peeling, properly applied caulk at all joints where water can accumulate, adequate overhang to shed water from walls, and correct grading so soil and mulch don't rest against wood trim.
Borate-treated wood is the highest-performing preventive option for exterior trim applications. Borates (sodium borate compounds) are toxic to the fungi that cause rot but benign to humans and animals. Pre-treated trim lumber is available from specialty suppliers; existing wood can also be treated with liquid borate solutions applied during surface prep.

Epoxy consolidants and fillers are the standard product for treating early-stage rot and salvaging otherwise sound trim. Epoxy consolidant penetrates softened wood fibres, hardens them, and creates a moisture barrier. Epoxy filler rebuilds missing or removed material and can be carved, sanded, and painted like wood.
Aluminum and PVC trim are the permanent preventive solution. These materials cannot rot under any circumstances and are appropriate replacements when wood trim has experienced recurring rot despite maintenance efforts.
